How to make a lease contract from E-Devlet

In the details of the Action Plan to Combat the Unregistered Economy for the years 2023-2025, the Ministry of Treasury and Finance explained that lease contracts will now be concluded electronically via e-government.

Here are the details of how to conclude a lease agreement via e-government

E-government brings together many transactions that make our lives easier on one platform. The lease agreement has now taken its place among these digital services.

In the past, lease agreements were made on paper, signed, and both parties had a copy of it. However, with the innovations brought by technology,

lease agreements can be prepared quickly and securely via e-government. So, how can an e-government lease agreement be concluded?

In order to conclude a lease agreement through the e-government system, both the tenant and the landlord must enter certain information into the system. When both parties confirm the transactions, the contract becomes effective digitally.

This method eliminates the risk of losing documents and speeds up transactions. Moreover, when the lease agreement needs to be cancelled or updated, transactions can be easily conducted via e-government

Steps to enter e-government and prepare a lease agreement

Preparing a lease agreement via e-government is very simple! Let's take a look at the steps together. As a first step, you need to log in to your e-Government account.

If you do not have an account yet, you can easily log in with the password you will receive from PTT.

After logging in, type "kira sözleşmesi" in the search bar and select the relevant service.

At this point, both the tenant and the landlord must enter their information into the system. Contract details; Information such as rental fees, payment terms and insurance are also added.

Once this information is completed, both parties confirm the contract digitally. All these transactions can be done safely and quickly via e-Government.

After completing the contract, both parties can store the document digitally. In addition, you can download and use a PDF copy of the lease contract via e-Government whenever you want.

What information is required for a lease contract?

When concluding a lease agreement, both parties need to provide some basic information.

The identity information of the landlord and tenant is of great importance. Personal information such as name, surname and TR ID number are among the indispensable parts of a lease agreement. The full address and characteristics of the property to be rented. The apartment number and square meter should also be included.

Rental fees and payment terms are also important details. The contract should clearly state the amount of the rent, on what date and in what manner it will be paid.

If a deposit is to be taken, its amount and the terms of its refund should be clear.

The rental period and the additional areas that the tenant can use should also be included in the contract.

This information provides a guarantee for both the landlord and the tenant.

Legal details to consider in the rental agreement

It is very important for both the tenant and the landlord to pay attention to the legal details when concluding a rental agreement. The rental fees should be clearly specified. The contract should clearly state when and how the rent payments will be made.

Otherwise, payment problems may arise in the future.

Another important point is the amount of the deposit. Details such as the amount of the deposit and under what conditions it will be refunded should be added to the contract. In addition, the purpose of using the rented property should be clearly stated. Using a rented place as a residence for commercial purposes can cause problems.

The condition of the property, i.e. the equipment in the house and its condition, should also be written in the contract. Thus, potential damages and deficiencies can be easily detected when the house is handed over. These legal details protect the rights of the parties and reduce disputes.

Approval is done via e-government during the rental agreement process

The approval process is a very important step when preparing the rental agreement form via e-government. The person who initiates the rental agreement is often the landlord and enters the basic information of the agreement into the system. This information:

  1. Rental fees

  2. Payment terms

  3. Includes details such as the duration of the contract.

Once the information is entered into the system, the tenant must also give consent. At this stage, the e-government system provides an approval mechanism to secure the process for both parties.

The contract becomes official when the tenant verifies and approves the information entered by the landlord through the system. Without the consent of both parties, the rental contract is not valid. If either party wants to update the information, this can also be done via e-government. This process is very fast, practical and secure for both the landlord and the tenant. Since the rental agreement is recorded digitally, the problem of lost documents is eliminated!

Determining the rental fees and payment terms

One of the most important stages of the rental agreement is determining the rental fees and payment terms. Making sure that this agreement between the tenant and the landlord is clear and fair to both parties will prevent potential problems in the future.

The rental price is determined by the area in which the home is located, its size, and its features. The important thing here is that both parties agree on the rental fee and clarify the payment plan.

The payment terms should also be discussed at this stage. Details such as whether payments will be made through the bank and on which day of each month the rent will be paid should be clarified.

It may also be helpful to reach a specific price or agreement on a rent increase. With this
